Where we buy in Houston

We review older houses and lots inside the Loop and in the close-in neighborhoods around it, including the Heights, Garden Oaks, Oak Forest, Timbergrove, Rice Military, Montrose, Cottage Grove, EaDo and Spring Branch. Send teardowns and lots in Harris, Fort Bend, Montgomery and Brazoria counties too.

Deed restrictions decide what fits on a Houston lot

Houston has no zoning code. Recorded deed restrictions control what can be built on many lots, and the city can help enforce them. Request a copy from the Harris County Clerk's Office with the legal description, the lot and block number and the subdivision name.

Since November 27, 2023, Houston's Livable Places rules have allowed larger second dwelling units, small apartment buildings of 3 to 8 units, courtyard-style lots that need no street frontage and small lots served by rear or shared access.

Demolition in Houston

A licensed master plumber has to disconnect the sewer and water lines and pass inspection before Houston takes a residential demolition permit application. The permit starts at $94 for the first story plus $47 for each added story, and it stays valid for 180 days. Leave the house standing and let the buyer handle these steps after closing.

What to send

  • 01

    Address and appraisal account

Send the address, the HCAD or other county appraisal account number and the lot size. Add a survey or plat if you have one.

  • 02

    The house as it stands

Tell us the year built, square footage, condition and whether anyone lives there. Photos of the house and the street help.

  • 03

    Ownership and estate status

Tell us who owns the property and who signs. If the owner passed away, tell us where the estate stands in probate.

  • 04

    Neighboring lots

If you or a neighbor own the lot next door, include it. Lots side by side can be reviewed together.

  • 05

    Price and timing

Share your asking price, any offers you already have and when you want to sell.

Townhome builders, custom builders, developers and private buyers. Provenial buys teardown houses and infill lots across Houston with private capital, including the Heights, Garden Oaks, Oak Forest, Rice Military and Montrose.

Does Houston zoning limit what I can build on my lot?

Houston runs without zoning, so recorded deed restrictions, the city's lot and building line rules and drainage requirements decide what fits on a lot.
