Where Austin teardowns are happening

What HOME changed for Austin lots
Since February 5, 2024, HOME Phase 1 has allowed up to three housing units on lots zoned SF-1, SF-2 and SF-3. Since August 16, 2024, HOME Phase 2 has allowed a single home on a lot as small as 1,800 square feet.
The city reports 1,482 new units approved under HOME as of October 6, 2026. A lot that can hold more homes gives a builder more to work with, so send your zoning, survey and any tree information with the submission.
Check your land and improvement values with the Travis Central Appraisal District, or with the Williamson, Hays or Bastrop appraisal district outside Travis County.
Before you sell an Austin teardown
Leave the house standing. Austin demolition permits carry neighbor notification steps the contractor has to finish before a house comes down, and the buyer can handle them after closing. The Texas teardown guide covers how to tell whether your house is a teardown.
