Tell us what you’re looking to buy.

Updated September 30, 2026

Looking for a flip or a rental house? Provenial offers investors the right to purchase a house through an assignment of its purchase contract. Start with the areas, price range and renovation work that fit your plans.

What matters in the deal.

01

Renovate and sell

Start with purchase costs, repair scope and comparable sales. A resale estimate is not a promise of profit.

02

Keep as a rental

Review rent evidence, taxes, insurance, maintenance and vacancy. Separate current facts from your operating assumptions.

03

Know what is being offered

Review the contract rights, property information, fees and deadlines before deciding whether an opportunity fits.

Review the house and the terms.

When a specific opportunity is offered, ask for the information below and identify what still needs checking.

Offered interest

Which purchase-contract rights are being assigned?

Identify the parties, assignable rights and obligations in the documents.

Price and fees

What is included in the amount quoted?

Confirm the purchase price, assignment fee, deposits and additional closing costs.

Property facts

What is known about condition, occupancy and access?

Request the available information and distinguish it from estimates or unanswered questions.

Timing

What must happen before closing?

Confirm access, inspection, funding and closing deadlines for that specific opportunity.

What am I buying in a contract assignment?

An assignment transfers Provenial’s rights in a purchase contract to the investor. The assignment and purchase documents explain the interest being offered, obligations and closing terms. Provenial is not acting as your buyer’s agent.

Is an off-market house the same as a wholesale house?

No. Off-market describes how a house is being offered. A contract assignment describes the transaction. Neither term establishes the condition, value or discount of a house.

Can I inspect a house before buying?

Ask about access, inspection rights and deadlines before agreeing to an opportunity. They depend on the purchase contract and assignment terms. Do not assume that every property has an option period or unrestricted access.

Do I need cash, or can I use financing?

That depends on the opportunity’s terms, timing and your lender. Tell us how you expect to fund the purchase. Confirm financing and closing requirements before making a commitment; Provenial does not provide financing through this inquiry.

What does the price include?

Request the purchase price, assignment fee, deposit terms and other known charges in writing. Confirm which amounts are included and which are additional. The documents for the actual opportunity govern; there is no uniform fee quoted on this page.

Can I use my own representative?

Tell us if you have an agent or other adviser so the parties can clarify roles, access and compensation before proceeding. Provenial’s assignment role does not replace independent advice or buyer representation.

What happens after I send my buying criteria?

Your inquiry goes to Provenial for a direct reply about your areas, price range and plans. Sending it does not reserve a property or enroll you in deal alerts. This page explains the process and does not present a current inventory of houses.

Let’s look at the actual opportunity.

Begin with the location, your role, the economics and the next decision.
